Stonemont Financial Group, a private real estate investment firm specializing in industrial development, acquisitions and net lease investments, announced today that it has broken ground on a seven-building, 259,255-square-foot industrial development in Ocoee, Florida just inside the State Road 429 corridor. Called 429 Business Center, the complex is expected to be completed by Q4 2024. Stonemont is partnering with SCOA Real Estate Partners in the project.

429 Business Center will be located on two sites fronting Ocoee Apopka Road, close to the Palm Drive intersection. The west campus will include four buildings ranging from 36,429 square feet to 71,228 square feet, with the east campus encompassing three buildings ranging from 14,282 square feet to 32,418 square feet. The development will offer direct access to State Road 429 and sits just 15-20 miles from Walt Disney World®, providing premium access for users who supply goods to the entertainment destination.

“There is a strong demand for facilities that can accommodate users within a smaller size range, and this project is a testament to Stonemont’s ability to recognize this need and get the job done despite ongoing market headwinds,” said Avery Dorr, vice president at Stonemont. “This site is one of the last infill locations available within the immediate area, and Stonemont continues to serve as a solution to ongoing corporate needs for all types of users. Orlando is one of the fastest-growing metro areas in the country, and we are confident that this state-of-the-art project will give future tenants a distinct competitive advantage in a rapidly growing market.”

Florida is the fastest-growing state in the country, and in 2022 the state brought in a 2% increase of new residents from the year prior. Orlando’s industrial market has reflected this growth, and last quarter saw 1 million square feet of positive absorption and a low vacancy rate of 4.6%, according to JLL. This demand for quality industrial space is expected to continue into the next year as the need for more distribution centers to accommodate consumer needs increases.

Stonemont remains bullish on the state of Florida as one of the top industrial markets in the country, and has heavily invested in Central Florida over recent years. The firm currently has over 1.5 million square feet of development under construction in Groveland, Florida; a four-building industrial park totaling 905,000 square feet under construction in Lakeland, Florida; and a 457,000-square-foot-facility under construction in Ocala, Florida.

JLL Orlando is handling leasing for 429 Business Center on behalf of Stonemont. HGR Construction, Inc. is serving as general contractor on the project.

Ten Central Florida restaurants shut down the week of Sept 3-9, according to data from the Florida Department of Business and Professional Regulation.

Subway #7297 at 4353 Edgewater Drive Suite 400 in Orlando shut down on Sept. 5. Inspectors found four violations, but none were a high priority. They revisited the restaurant on Sept. 6. They found no violations and allowed the restaurant to reopen.

Lam’s Garden at 2505 E. Colonial Drive in Orlando shut down on Sept. 5. Inspectors found 22 violations, two of which were a high priority for a weak chlorine sanitizer and ten rodent droppings on a fridge unity in the prep area under a microwave. A second inspection the same day found seven violations, but none were a high priority. The restaurant met inspection standards.

Five restaurants in the West Oaks Mall food court at 9401 W. Colonial Drive in Ocoee had several restaurants shut down last week. Those restaurants are Boba Galaxy, Choochoo Sub Inc., He’s Kitchen, New Taste Island Restaurant and Paulino Paradise at units 250, 245, 248, 308 and 256, respectively.

They all shut down during inspections on Sept. 8.

Boba Galaxy had 11 violations, but none were a high priority. A second inspection the same day found two violations, but a follow-up inspection is required.

Choochoo Sub Inc. had 10 violations, two of which were a high priority for 45 roach droppings under the front counter and a missing vacuum breaker. A second inspection the same day found eight violations and with time extension issued on the missing vacuum breaker.

A follow-up inspection is required.

He’s Kitchen had eight violations, three of which were a high priority for raw shell eggs stored over cases of soda, live roaches near the wok station and food prep table. There were also 10 roach droppings in the dry rack above a triple sink on the wall.

A second inspection the same day found two inspections, none of which were a high priority.

The restaurant met inspection standards.

New Taste Island Restaurant had two violations, one of which was a high priority for roach droppings. Inspectors found roughly 50-75 roach droppings, roach eggs and live roaches inside the restaurant.

A second inspection took place on Sept. 9. There was only one violation, but the emergency order was not complied with.

Paulino Paradise had 13 violations, 10 of which were a high priority. These violations included flying insects, roach activity, food held at the wrong temperatures, food stored in the same ice used for drinks and raw food not separated from cooked food.

A second inspection happened on Sept. 9. Officials found eight violations and issued time extensions on six high-priority violations.

The restaurant is still closed.

Tailgatorz Sports Bar & Grill at 3411 S Ridgewood Ave. in Edgewater shut down on Sept. 5. Officials found 15 violations, six of which were a high priority. Those violations included grease dripping onto the ground and into containers from the hood system, rodent activity, raw steak being stored over potatoes and food held at the wrong temperatures.

A second inspection took place on Sept. 6. There were three violations and a time extension was issued for the grease dripping onto the ground.

The restaurant met inspection standards.

Stoner’s Pizza Joint Daytona at 918 W. International Speedway Blvd. Building 1 in Daytona Beach shut down on Sept. 6. Inspectors found eight violations, only one of which is a high priority for rodent activity.

A second inspection the same day found four violations, none of which were a high priority.

The restaurant met inspection standards.

Pg’s Wing Restaurant And Bar at 4738 W. Irlo Bronson Memorial Highway in Kissimmee shut down on Sept. 7. Officials found 14 violations, only one of which was a high priority for rodent activity.

That visit is the last official update on the restaurant’s status.

Orange County had the top spot for most warnings and other complaints in Central Florida, with 37.

Volusia had 22, Brevard had nine, Lake had six, Osceola had four and Seminole had seven. Warnings given with required follow-up inspections could lead to a business being shut down if problems remain.

Free and Affordable Summer Camps Near Orlando

Free for children with chronic or life threatening illnesses At Camp Boggy Creek, children with chronic or life threatening illnesses are provided with a full week of traditional summer camp fun, free of charge. Camp weeks are scheduled so that children with like illnesses are together. This residential camp is open to kids with a qualifying medical diagnosis. Applications are available now.

$150 per week for City of Apopka residents The City of Apopka offers summer camp for children ages 8-14 through Camp Wewa. Camp Wewa features activities such as arts and crafts, athletics, challenge course, drama, ecology, water activities, and more. Camp dates are June 3-July 26, 2024. Hours are 7:30am-5:30pm.

2024 rates yet to be released The City of Orlando’s Recreation Summer Camp includes indoor and outdoor activities such as yoga, art, Lego challenges, karate, improv, and more. Camp is open to kids ages 5-14 years old, entering first through eighth grade. Camp runs weekly throughout the summer, from 7:30am-5:30pm.

2024 rates yet to be released The City of Winter Park offers Summer Fun Camp for incoming first-fifth graders, as well as Middle School Camp for incoming sixth-eighth graders. Weekly summer camp takes place May 28-August 9, 2024. Camp hours are 7:30am-6pm.

$185 per week for Maitland residents and non-residents The City of Maitland Parks and Rec is offering Yoga & Arts at Maitland Community Park. Campers enjoy a yoga class with a focus on creativity. Camp is for kids ages 7-11 and runs from 9am-1pm. Camp is offered weekly from June 10-July 19, 2024.

Initial payment of $35 is due at registration, subsequent payments due the Wednesday before each session start Ocoee’s summer camp program runs June 3-August 9, 2024 at the Jim Beech Recreation Center. Camp includes daily group activities and free play. Each week’s activities is geared around a fun theme and meals are included. Campers will swim each Friday. Camp is open to kids ages 6-12, and registration is open now and runs until the program is full.

$90 per week The SCSO PAL (Police Athletic League) Camp is a community program with a goal of providing low cost, safe, and supervised summer camp activities for youth ages 5-14. Camp dates are weekly from May 28-July 26, 2024. Application deadline is May 17, UNLESS capacity is reached prior to this date. Kids do not have to reside in Seminole County to participate.

$100 per week for Osceola County residents ($110 per week for non-residents) Kids ages 5-12 can participate in St. Cloud’s summer camp program. Camp hours are 7am-6pm.

Free for current UCP charter students or newly enrolled students Summer Learning Academy is a free program offered for currently enrolled UCP Charter students or students enrolled for the upcoming fall semester. This program features a customized learning experience with projects, arts, and field trips and runs 8:30am-2:30pm. The school also offers free summer VPK (voluntary pre-kindergarten) for rising kindergarteners who have not participated in a VPK program during the school year.

Organization trying to help 5,000 children and 1,000 seniors

ORLANDO, Fla. – The Salvation Army of Orlando on Friday is kicking off its annual Angel Tree program.

This year, the organization is asking to get results for 5,000 children and 1,000 seniors so that they all have something under the Christmas tree this year.

“Angel Tree is to bring hope to people who lost their hope,” Capt. Ken Chapman said.

At the Salvation Army headquarters in Orlando, work for the program began in the summer with families who started to submit their applications.

“We start Christmas preparations in June, even with News 6 we have meetings and we plan all through that time,” Chapman explained.

Each year, apart from toys and other items, the Salvation Army donates a full stocking full of other small gifts to each child and senior as part of the program, though the real work comes from News 6 viewers when they adopt an angel.

“I have these tags at Mall at Millenia, and there’s a big tree and a lot of the Chick-fil-As in Central Florida will have these and you go and take a tag, and on the tag, it’s listed if it’s a girl or a boy, their age, their sizes, and a few toys that they would like,” Chapman said.

News 6 met some of the angels during a food box distribution earlier this month.

Michell Smith said this is her first time participating in the program in an effort to get Christmas gifts for her six children.

“That’s really a blessing because I don’t know what I’d be doing,” Smith said.

OCOEE, Fla. – Orange County Fire Rescue battled a fire at an egg processing plant and chicken house on an Ocoee urban farm on Tuesday.

The fire is at 10000 Mark Adams Road in Ocoee, just south of Clarcona Ocoee Road. The address is linked to Lake Meadow Naturals, an urban farm known for providing eggs and meat to businesses around Central Florida.

Orange County Fire Rescue said the fire is now out. But it’s unknown if any chickens were lost in the fire.

In a Facebook post, Lake Meadow Naturals said due to the electrical fire, the business “will have to do a complete remediation of the egg processing room.”

“We apologize to any of our valued customers who may not have been able to patron of farm store earlier today,” the business said in the post. “As a part of the Ocoee community for over 20 years, we can’t thank all of you enough for reaching out with your concern for the farm’s well-being. That truly means the world to us. . We’d also like to thank our friends from the Ocoee Fire Department who showed up at moments notice.”

Lake Meadow Naturals has been a staple in the local food scene for the past two decades. According to its website, as of 2019, Lake Meadow Naturals supplies products to popular hotels and restaurants throughout the area like Prato in Winter Park, The Ritz-Carlton in Orlando, and the Hyatt Regency at the Orlando International Airport. Owner Dale Volkert was even interviewed on News 6′s Florida Foodie podcast in 2020.

“I feel terrible,” neighbor Russell Smedley said. “Wow, that’s pretty crazy I’m not going to lie.”

Smedley said his family comes to the farm often.

“I never thought that would catch on fire or that anything bad would happen in this area,” Smedley said.

The farm has also become a staple for Central Florida residents.

Mary Griffin said she has been going to Lake Meadow Naturals since her son was a toddler.

“My heart goes out to them because I know that they take such good care of their chickens,” Griffin said. “And it’s, like I said, very happy. And all the customers I’ve ever met going there, they love the place. I mean, it’s just it’s really good and a really good group of people.”

News 6 asked the owner of Lake Meadow for comment, but they declined the interview.

“We’ll be sure to update everyone on the rebuild of the damaged areas,” farm officials said on Facebook. “In the meantime, we are setting up a secondary egg processing facility to keep up with our happy hens who continue to produce eggs at a healthy rate.”

At this time, no injuries have been reported and it is not known if any chickens were harmed or eggs were damaged.
