A little more than a month after opening a store in Davenport, BJ’s Wholesale Club is a step closer to moving into a Casselberry shopping center.
The Casselberry City Commission on March 27 approved a rezoning request that nudges ahead plans by the Massachusetts-based big-box chain to establish a presence at the corner of U.S. Highway 17-92 and S.R. 436.
The BJ’s development team is looking to build a store totaling 101,113 square feet within what’s known as the Casselberry Exchange shopping center.
The shopping center at one time was anchored by Staples and Bed, Bath and Beyond. But those stores closed years ago and the strip mall has sat mostly vacant ever since. Under plans submitted to the city, the section of the strip mall that once held the big box stores will be demolished to make room for the new BJ’s Wholesale Club.
A small part of the 98,862-square-foot retail center will be left intact, according to a marketing brochure by Foundry Commercial that shows how the site will look once the BJ’s opens. Six small tenants — including a liquor store, nail salon, and beauty supply shop — will remain in place following the redevelopment of the site.
The commercial outparcels on the 15-acre property —including a Starbucks, Little Caeser’s and Einstein Bagels — will also be unaffected by the arrival of BJ’s, according to the Foundry brochure.
The Casselberry Exchange brochure by Foundry, which lists Jill Gull as its leasing agent, markets more than 6,000 square feet of available space within the shopping center that will soon be anchored by BJ’s.
The brochure says the BJ’s store at the site is expected to open by the first quarter of 2024.
Gull with Foundry Commercial could not be immediately reached for comment. BJ’s representatives also didn’t immediately respond to requests for comment.
In an early March news release, BJ’s Wholesale announced plans to expand with new locations across the southeast, including its first in Tennessee and Alabama.
The release mentioned the new store in Polk County’s Davenport, which recently opened at Posner Park at U.S. 27 and I-4.
“Our club openings in Davenport and McDonough (Georgia) are part of our continued growth within the Orlando and Atlanta markets, respectively,” Bill Werner, the executive vice president of strategy and Development with BJ’s Wholesale Club said in the news release “We can’t wait to welcome our newest BJ’s members this year and help provide these local communities with unbeatable value and incredible savings.”
The news release, which did not mention plans for a Casselberry location, said that each BJ’s Wholesale store is expected to create approximately 150 jobs for its respective communities.
Headquartered in Marlborough, Massachusetts, BJ’s Wholesale Club Holdings, Inc. (NYSE: BJ) is a leading operator of membership warehouse clubs in the Eastern United States focused on delivering significant value to its members. The company provides a curated assortment of grocery, general merchandise, gasoline and ancillary services to offer a differentiated shopping experience, according to its website.
Since pioneering the warehouse club model in New England in 1984, the company currently operates 237 clubs and 165 BJ’s Gas locations in 18 states.
The Casselberry location would be the company’s sixth store in the Greater Orlando area.
In addition to bringing new stores to Orlando, the company is also adding warehouse space to this market. In April of 2022, the company paid $43.7 million for a distribution building on 22.6 acres just west of the Orlando International Airport. The 21,000-square-foot cold-storage warehouse was previously owned by Burris Logistics.
And BJ’s isn’t the only wholesale retailer expanding in the Orlando area. In November, Washington-based Costco paid $7.35 million for a 19.7-acre parcel in Clermont for a future store. The 151,000-square-foot Costco is planned for the Plaza Collina mixed-use development site along State Road 50, just west of the Orange-Lake county line.

CASSELBERRY, Fla. – Residents of a Casselberry mobile home community say they are glad Hurricane Idalia spared them, but they claim erosion from other storms has caused their homes to sink.
“As you can see, the whole house – see how it’s sinking down,” Donna DeMarco said.
DeMarco lives in the Summerloch Green mobile home community in Casselberry.
She told News 6 water from Lake Kathryn, which is located right behind the mobile home she purchased, is eating away at the leased land that it sits on.
She said she has paid to have her home leveled twice.

“Look at this. Look at the brick wall right here,” she said pointing to a crooked brick planter. “That’s where I had it leveled.”
She said the earth is also being eroded away from a dock behind her home.
“It’s not going to hold it after a while,” she said. “That’s my fear.”
Cindy Connors lives a couple doors down from DeMarco, and she said she has the same problem.
In fact, she said she cannot get approved for flood insurance because the lake is now too close to her home.
“I get terrified with the rain,” she said. “I’m constantly checking the radar, checking everything to see, you know? (I’m fearful) that I’m going to lose what little I have left.”
Connors said the property management company, Cobblestone Communities, promised to build a sea wall to protect her property.
Five years later, she is still waiting for it to be built.
News 6 investigated and found out Cobblestone has applied to the City of Casselberry three times to build it.
In 2020, the city denied their plans.
They said they wanted to know how a seal wall would be built in what has been declared a flood zone by the Federal Emergency Management Agency.
Connors next-door neighbors have a sea wall.
They city told News 6 they never heard back from Cobblestone, and the application expired.
In 2022, city records show Cobblestone applied again.
The city told News 6 very little was changed in the application, and it was denied again.
Again, the application expired.
Now, in July, Cobblestone submitted a third application.
A spokeswoman for the city said the application is “currently under review which includes the justification methodology in the flood study, which is standard practice. This review process may be lengthy.”
News 6 contacted Cobblestone CEO Erik Hagen, CFO Tome Tomaj and COO Jason Hagan to see what they have to say to residents as their third application is being considered.
Vice President of Operations Kim Lake responded:
“We are deeply committed to the successful completion of this project. We have been diligently working with multiple jurisdictional entities including the city of Casselberry, St. John’s and FEMA, as well as multiple consultants, vendors, engineers, and project management firms to garner a final approval to move forward with this seawall project. Work actually began at the end of July of the Island portion and is expected to be completed shortly.”

Peters’ truck, a 2019 Dodge Ram, was found by Osceola County deputies along U.S. 192 near Deer Park Road.
The Osceola County Sheriff’s Office told News 6 that deputies would be assisting in the search on Wednesday in the area the truck was found.

Peters’ ex-wife, Karen Peters, told News 6 that Peters has no ties to Osceola County and left behind his belongings, his children and his significant other with no warning. She said the family is concerned for his well-being because Peters was dealing with depression and facing eviction before he disappeared.
Peters is described as being 6 feet, 3 inches tall and weighing 180 pounds.
The Seminole County Sheriff’s Office is investigating his disappearance.

CHARLESTON, S.C., Aug. 21, 2023 /PRNewswire/ -- Blaze Capital Partners ("Blaze") today announced the acquisition of Integra Lakes, a 203-unit value-add apartment community in Casselberry, Florida, located fifteen minutes northeast of downtown Orlando. Following the acquisition, Blaze plans to invest additional capital as part of its strategic renovation plan aimed at improving the community's interior units and common areas.
